Wet room with former tray not tanked?
Anonymous user 15/03/2024 - 2.36 PM
Hello, I live in a ground floor flat of a Victorian house and my builder just tiled over the former tray of the wet room without tanking it, he said as we are in the ground floor is not necessary, however I'm worried about the wooden joist underneath. I will seal myself the grout as now is too late, however how much this can last until the whole thing will need to be rip out and done again with tanking?

It doesn’t matter what floor the bathroom is on, if a wet room is created it must be tanked otherwise it not a wet room, the idea of it being tank is to make the whole area watertight so that the water won’t penetrate the sub floor and leak to/or whatever is below, it will leak from day one but may not show any signs till it to late, my advice is start again now before it costs you even more to replace the hidden work you can’t see like floor joists etc

Is it just a wet area in the bathroom? The tray itself will be impervious to water and usually come with some form of tanking whilst fitting. Depending on tiles, adhesive and grout used it may be fairly impermeable. I would monitor it as it went along. Whilst keeping any receipts and guarantees in a safe place.
Kind Regards
Martin

The best you can do is to redo it straightway, before the joists be rotten. If does not leak will be good but that will make you worry every day which brings to you stress. Rip it off! Cheers
