Removal of Chimneys breast

Anonymous user 09/03/2024 - 2.54 PM

I am in the process of exchanging contract for a Victorian terraced house built around 1900. There are 2 brick chimneys, 1 in the reception room and 1 in the dining room. I am planning to remove the one in the dining room. It is going all the way up to 1st floor bedroom, 2nd floor bedroom (loft) and all the way up through roof. However I would like to remove the ground floor chimney breast only with the intention to remove the upper floor part in near future when we refurbish upper floor. 1) Is it practical to remove only ground floor part of chimney? I need help to understand the job involved and timescale. 2) Does it involve building reg notification/approval? Who should do that? the builder or myself? 3) Or should I remove the Chimney entirely all the way up? Does it involve party wall in this case? Thanks

to part remove the chimney will require building regs, if its a shared chimney it will require a party wall agreement, it will also require support for the remaining brickwork above as laid out by a structural engineer, you builder organise this for you or can do it , it up to you. this wile be required for every stage of removal if your thinking of doing it in stages, good luck alex
