Does fireproof plasterboard count as "rigid fire resisting board"?

I have had a newly-refurbished property inspected for a landlord's licence and had the following requirements made regarding underdrawing the stairs with 30 minutes' fire protection: "EITHER: supply and fix one layer of 12.5mm fire resistant plasterboard securely fixed to joists/studs with joints taped or sealed with intumescent mastic, and finished with plaster skim. OR: supply and fix one layer of 6mm rigid fire resisting board (e.g. Supalux or similar) securely fixed to joists/studs with joints sealed with intumescent mastic." My builder has now fitted fireproof plasterboard sealed with intumescent mastic, but hasn't skimmed it. He suggests that that meets the second option, which doesn't require skimming. Is that correct?

The letter says to skim it, although with most councils you normally wouldn't. It's hardly a big deal and you'd sleep soundly at night

I would say yes it does need skimming because if there was a fire near this location then the plaster would act as another resister so the fire takes longer to get through

I would suggest you follow stipulation they are very ridged on regulations for landlords now. As above get it skimmed and it’s done for good with no problems later from a safety fire check prospective.

I would install tapped edged pink fire board then tap and join the board with a fore mastic round the outside You don’t have to have it plastered as long as it’s all sealed it will be fine

That’s right you don’t need to skim it aslong as there is no gaps and it’s taped and jointed and mastic the gaps will meet fire regulations
