Building on top of earlier extension

We recently bought a house that was extended some years ago ( c.20 years) and wish to extend out over the top of it. The original planning was for a 2 story extension, however only a single story was built. We had a visit from an architect who said our best bet was to demolish the original extension and start again as it's likely the footings would not pass current building regs. The option would be under pinning but there are 2 walls that are not accessible from the outside. Thanks Steve

firstly i would dig an inspection hole to assess existing foundation depths if there is no paper trace of them as this would be a far cheaper option if they are ok than knocking down existing extension once foundation is exposed i would call out building control as the depths may be ok to build the second story this could then be the start of your underpinning if they are not deep enough and you need tom under pin. You can underpin from the inside if needed but you would need to do it in 1m stages as you can not take all ground out at once as this would cause subsidence hope this helps

Good advise from the previous builder check existing foots first
it would also reduce the weight if you build timber frame.
the alternative would be steel frame. but I would favor timber frame
