Floor Levels for integral SMALL garage / store room 3.2 x 3m

Anonymous user 09/03/2024 - 2.54 PM

What do we need to do, if anything? We have an extension (soon to be completed). The shell was built by the builder and we are managing the internal bits. The brief was to build our double story extension with a front store/garage which although small for a garage at 3.2 x 3m, it's ample storage and one day will be converted into further living space. It's been built in exactly the same way as the rest of the build with double cavity and insulation. It connects into a playroom which then connects into our home. I know we need a fire door to connect the two but my question reflects the 100mm step down or slope required in a garage. Do we need this as I want to keep my floor levels marrying up for our future conversion. I would be open to an upstand in the door threshold but do we need this if the store isn't even big enough for a car. One day when we have the money we will build a separate storage area and convert the current space into an office.

Are you a tradesperson and able to answer this question?

If the floor is 100mm clearance it may be possible to to timber the floor in CLS which is small enough to allow for plyboard on top to marry floors and always account for what floor type is going down I.e carpet, laminate to make sure you have enough clearance 👌

I’ve had this issue many times before and it can be tricky when there’s not a lot of room to play with . I would use a 3x2 treated timber frame packed up off the floor level in many places and screwed to the wall if possible on the outer edges and set the timbers 400mm centres to stop any play in the floor and that way you can fit some celotex in between the timbers too with 22mm tongue and groove floor boards on top . That will give you near enough 100mm that you need which will be level enough with existing floor. Before all of this obviously you will need a damp proof membrane down or polythene 1200 gauge .
