Chimney Inspection - safe to use

Hi I am in the process of buying an early Victorian terraced ground floor flat. It has a working fireplace, which is great news. When we had our survey done they said that we needed a chimney inspection to check it . We're a bit loathe to pay an extra £200-£300 (when we already seem to be shedding out a lot for various other types of inspections) to get this in checked if it is likely to be fine. So far we know that the current owner has lived in it for 17 years and says she has used it before but not for a long time, but had it swept. The chimney doesn't have a flue fitted but is vented. Any advice on whether we ought to get it checked out would be really useful. Thanks Anna
