This is what surveys show Chimney:- Observations and Recommendations At the time of my inspection, the brick chimneys appeared to be allowing the ingress of moisture. A further inspection to the chimney breast within the rear bedroom and the front bedroom revealed high readings with the moisture meter and signs of dampness. I would recommend that the chimney are looked at from height and works carried out. Once the chimney is wind and watertight the plaster should be left to dry out or re-plastered due to salt contamination. Chimney stacks are exposed to the elements and it is essential that they remain in a wind and watertight condition to prevent water ingress and unstable brickwork falling from such height. The owner must be mindful that due to the age of the stacks, works will be required in the future. Carry out works 2.2 Main Roof:- Observations and Recommendations At the time of my inspection, the blue welsh slate coverings were in a fair condition for the age of the property. A further inspection within the roof space and the first floor rooms did not reveal any significant signs of penetrating dampness due to defective roof coverings. There was dampness above the kitchen window due to the roof covering not have a significant overhang. There is also pointing missing to the left hand elevation and so recommend that works are carried out to ensure the structure is wind and watertight. On completion of the works, the ¼ yard of damp plaster needs to be hacked off and re-plastered with a sand and cement render with a water proofer and skimmed to a smooth finish.
