Damp Proofing

Damp at the corner of chimney breast, ground floor

I'm in the process of buying a 1930s semi-detached house which was fully refurbished and although the seller claimed to have fixed an issue with damp by the chimney breast(shared chimney with the house next door) which was almost not visible during my first viewing of the property, upon a second viewing a few weeks later the damp was clearly visible and looked rather bad. Also there is a small damp spot in the corner of the alcove about a meter away from the chimney breast. He said he repointed the chimney stack and that he stripped the plaster down to the brickwork and replastered. The fireplace is still present yet not used and the chimney is not capped. There are no signs of damp on the first floor nor in the loft from what I've seen. What would the best course of action be in your opinion and what would a worst case scenario be? Thanks in advance.

their could be a few different reasons for this, the lead flashings, cracked roof tiles,poor brickwork,cement haunching cracked or broken, under felt holed or not correctly overlapped onto the neighbours property to name a few thing, or exactly the same on the neighbours half of the chimney if only one side has been done but without looking at the issue its impossible to say exactly what is going on best case a few hundred, worst case a few thousand. good luck Alex
