My builder has laid screed on a new extension and it is very uneven. Up to 30mm in places.

Anonymous user 03/03/2024 - 2.45 PM

His solution was to lay a cempolatex (by cementone) solution but this was presumably laid too thick and has not helped at all. The high spots are even higher. He has taken most of this off to try again. Question is - should he really be filling more than 5mm with this solution (most of it is in excess of 10mm up to about 30mm). What if he wants to layer it? Will it crack in time if laid too thick (I want a hardwood floor on top) and just what should he do other than apply several layers of self levelling compound. Many thanks, Graham. I might need to satrt again I guess?

A newly screeded floor should be perfectly flat and level. The fact that it is up to 30mm out in places is totally unacceptable. It is down to your builder to take it up and lay it properly.30mm of latex is not the answer, competant workmanship is.

Few screeds are absolutely perfect but 30mm is unacceptable.Only real solution is to pull it up and get someone else to do it again. It should come up really easy at this point and after all,you have been quoted for a DECENT floor.

diamond grind high points on the floor taking as much uneveness out, secondly you may need to apply a surface damp proof membrane if the relative humidity is above 75%,then epoxy prime the dpm if a dpm is needed,if not a water based primer, then a suitable water based screed, repeat the prime and screed with coats as required and use a rake method until the floor is even, this should be achieved within two coats.

Hi Graham Cempolatex is a smoothing compound not levelling. As you found out, it covers the high spots with the same thickness as the low if not trowelled out perfectly. It should only be applied up to 5mm as they state on the bag. F BALL make a product called Balls 300 levelling compound. The subfloor needs to be primed and then 300 can be applied and being a waterbased product ,it fils the low spots and not the high! I would recommend contacting a local flooring contractor on here for installation, as a floorlayer would know better how to apply the product than a builder, no matter how good he is! Also he could advise on the wood floor install too, ie : damp test the floor etc as there are strict guidelines on this. Thanks Mark Haver

Ball make leveling compound if you ring their tec department on 01538361633 they will tell you what to use . But as Mark has said new screed shouldn't be that far out unless Stevie Wonder done it.

Hi Graham, Probably will crack in time...espescially if the screed isn't fully dry. Best to start again really. He should cover the cost. Their are different floor leveling compounds for different thicknesses to fill. New Screed shouldn't need leveling if done well.... needs to be pretty good for a hardwood floor. Some of the builders on here will be able to help more, with the name of leveling compounds etc. Kind regards Mark
