Re-levelling sand and cement floor screeds that need lowering in places

Anonymous user 28/02/2024 - 3.30 PM

We have recently had all our full ground floor screeded. There is wet under flooring heating below. We have now realised that the floors are uneven/not level and are up to 14mm out all over in each room. If we leave them we will not be able to open the front door once the large format floor tiles are fitted throughout the ground floor. We think the only option is to grind the floors where they are high but have been told that this may breakdown the screed if it has not been compacted properly. We think this maybe the case as when gradually putting on the underfloor heating the screed has curled at the edges and expansion joints up to 6mm. On cooling this has gone down to about 2mm. We don't know if this will break the tiles. Any suggestions on what we should do? Any advice would be greatly appreciated. Going back to the screeder is not an option as he doesn't want to know and we can't afford the cost and time to take legal action as we move in soon.

It's hard to repair screed if its a dip you can self level it bout as it's raised and you have under floor heating it's a job most won't touch. If it's a case of a visible mound then really carefully chip it down till you can apply self levelling compound. The screeder should really come round and at least advise you on options even if he is saying it's not down to his work. Hope it helps
