Rcd protection to rental properties
Anonymous user 09/03/2024 - 2.51 PM
An electrician has told me that my holiday rental home requires rcbo's to every circuit by law. Is this correct?
Are you a tradesperson and able to answer this question?

The Law? Law of what! Don't think the electric police are going to come and arrest you. Ask him to do you an EICR. Electrical Installation Condition Report to the Electrical Regulations BS7671. This might be 'The Law' that he is referring to.

Electric showers and socket outlets require RCD's RCBO's are just a different type of RCD probably easier for your electrician to install than an RCD depending on your current fusebox.

British Standard 7671 is the curently in its 17th edition and has been ammended 3 times and there is an 18th Edition on its way.
This is not a law .
The laws that apply are the landlords and tenants act, and the electricity at work act . You have a responsability to take reasonable care of your tenants and employees whilst using electrical items.
I would do everything possible to keep your tenants and employees safe, including fitting RCD protection to all circuits.
