Patches of damp @ 1m up wall post new damp-proofing

I have a Victorian terraced property which we have recently refurbished and installed a new injected damp proofing course. We hacked off all plaster to approx. 1m, have left one brick clear above the new injected course then re-plastered and repainted. We have now started to notice damp patches approx. 1m up the walls running in horizontal patches no damp below or above the walls here are dry. There is no bubbling or fluffy areas, just damp patches all at similar heights approx. 100-200mm high by up to 500mm long There is no evidence of any other sources of damp and some of the patches are on the dividing walls between properties. Does this mean the damp proofing we have installed has (a) failed and needs to be completely redone (b) we need to hack off just this area and re-plaster as this is residual damp and we did not remove enough plaster originally Thanks in advance

You are presuming you original issue was rising damp rising damp is misdiagnosed in over 75% of cases rising to 95% in older property's.without actually looking at the issue. It's Impossible to say exactly what the issue maybe.try reading the rising damp myth for possible solutions. Good luck Alex

This is probably residual damp. There is moisture trapped in the wall and at this rate, I will take 1-2 years to dry out. You can use a dehumidifier to draw it out and it should take around 1 month. If that doesn't work, then I would raise damp proofing.

sounds like the original hacking off was not done high enough, job to say if the treatment was sucessful or not, are the damp patches showing any surface fluffy areas/bubling? do you know if a tanking system was also applied?

This is a very common issue when the plaster has not been removed high enough Id recommend raising the damp proof course another 0.5m higher and you should have no more problems

Sound possibly like whoever looked and diagnosed the issue may have mistakenly overlooked condensation as the cause and misdiagnosed it and treated it incorrectly This is sadly a very frequent thing we fix at least 4-5 wrongly diagnosed damp issues a month
