New Build

Using footings that were put in 11 years ago

Anonymous user 3 March 2024 - 3.16 PM

Although I may to have planning and building control clearance, I'm keen to know whether footings that were put in for 2x semi detached houses can be used to build on? What should I be looking for to check their condition / suitability?

Are you a tradesperson and able to answer this question?

You can use the Footings but make sure and look at the sides that the mock has been separated and left a channel tunnel under Neath the Fortins and if there is very severe cracks running through it that's the key point you should check and make sure that the levels is still okay it has and saying in places then you should be okay because the reason why you got past is because the footings is already there so taking them you might have to read plan

I would usually consult with a structural engineer on this issue, as regulations are constantly under change and assesment, has anything changed since they were used previously? for example a huge tree on the property with roots growing close can increase the depth required dramatically for footings. Example: A chestnut tree on an extension line meant i had to provide 1.95m in depth rather than 700mm in some areas.
