Must I rewire my kitchen and bathroom?

Anonymous user 09/03/2024 - 2.50 PM

Hello everyone, I am planning to rewire an empty 3 bedroom house before we move in. The contractor is suggesting that we need to rip the kitchen and bathroom out to do the rewiring and we should get a new one. The issue is that I do not have the funds to get a new kitchen and a new bathroom right now but I'll prefer a full rewire to every where else before we move in and then the bathroom and kitchen can be done one at a time, in future. Is it possible for the rest of the house to be rewired and then the kitchen and bathroom can be done in a year or 2 when I have enough money to refurbish them? Please note that the bathroom has an electric shower. I look forward to your responses and expert advice. Thank you BELOW IS THE LIST OF WORK NEEDED I am trying to refurbish the property on a tight budget and I'll like the property to be up to date and safe as there are issues like no separate ring main for the kitchen etc. Please see the list below and let me know your thoughts. CU upgrade. Single garage rewiring Mains powered smoke, heat alarms, and carbon monoxide detectors. Uprgade Earth bonding to gas & water. Wire loft for electricity and lighting. Change all sockets and switches, installing several double switched sockets around & 2 outside sockets. Install bathroom socket, Install 2 extractor fans in bathroom. Replace bathroom spots with new LED. Install LED downlights and decorative light fixtures in the living room/bedroom. Only LED lights to be installed around the house and garage. Motion sensor light outside, hallway and kitchen. Install 3 Phone points & CAT 6 points in living room. 2 in garage, 1 in hall way. Install 3 TV point in living room, 1 in garage and upstairs bedrooms. Install zoned thermostat

Why do you want a re-wire? 9/10 times it is unnecessary. I would consider having a condition report done on your electrical installation, if the results pass then I shouldn't worry about it. That said, if the lighting cable has no earth, you will be restricted with plastic fittings and if the cabling is old enough to be either rubber or lead insulated, then yes I would recommend a re-wire, otherwise, maybe just upgrade the consumer unit and save yourself a few thousand pounds.

I agree with Sam. However, if you still want to upgrade the wiring to comply with latest Regs you still don't need to strip out the kitchen and bathroom to do so. We have completed plenty of rewrites without having to resort to that level of destruction! Regards.

Don't see any reason why it can't be rewired beforehand. It would be beneficial to yourself in the long run.
