Is a Party Wall Agreement needed for Gallows brackets & Chimney breast removal in a mid-terrace ?

Anonymous user 09/03/2024 - 2.50 PM

Hello. I have a small Victorian mid-terraced house. One one side, there is a chimney breast upstairs and downstairs which sticks out into the small rooms. On the roof, there is a chimney stack shared with the neighbouring terrace. I would like to remove the chimney breast on my side only, from the loft downwards, supporting the stack with gallows brackets. Do I need a Party Wall Agreement to do this ? Also, do I need planning and/or building regs to do this ?

Are you a tradesperson and able to answer this question?

Dear poster, If the chimney stack is to be supported via the party wall, then a Party Wall agreement is advised, however there are alternative methods to support the chimney (size dependant) such as an RSJ spanning from the front to back wall. Building Control Approval should be sought, also Engineers reports for the steel profiles/design.
