mixer tap shower issues (combi boiler mains hot water & gravity fed cold water storage tank)

Hi there, I'm having a lot of difficulty trying to run a mixer tap shower off the bath taps with my system - hot water from mains water supply via combi boiler, and cold water coming from a communal storage tank in the attic. It's basically either scalding hot, over powering the weaker pressure cold water, or freezing cold, because the hot water is on so low, the boiler stops firing. I know the best solution is to run fully off the mains, and come off the storage tank but the council are the freeholder and have refused permission twice (not given a reason!). I've not given up, and have written to my local councillor about this, but i'm not expecting permission any time soon. In the meantime, a plumber who recommended fitting a pressure equalising valve and completed this in the morning, has unfortunately not made any improvement to the situation. I'm still unable to get a bearable shower temperature. He suggested fitting a new thermostatic mixer tap (I have an old, very basic mixer tap with shower hose fitting) and a shower head that doesn't restrict water flow, and that both should be designed for gravity fed systems. In addition to those fitting an impeller pump under the cold water tap in the bath would also improve things. I've read elsewhere that pressure equalising valves have worked, so I'm a bit puzzled why it hasn't worked for me. Before I add any more expense I would be grateful for any recommendations on my situation, and why this has failed to work. If it is down to the mixer tap, then recommendations on ones for my system, along with shower heads which would suit. Cheers!

Hello Firstly, it sounds like you're having a nightmare! But don't worry, I'm sure we can sort it out. Before wasting any more money on pumps and mixer taps, do you know if it's possible to fetch the cold water supply which feed the boiler into the bathroom? If so, I would reccomed doing that, meaning you'll have equal hot and cold mains pressure supplying the shower/bath. I hope this helps. If you're unsure, I dont mind swinging by to inspect, and clarify your soluitions. thanks Adam

Ok, well you have a potentially dangerous situation which is also in breach of the water regulations which presents a very real risk of serious scalding. As I understand it, you are a tenant of the council & they have a duty of care as well as the responsibility that work carried out such as changing your boiler is safe. I would imagine that your BSM was in place when you hot water was tank fed & as such when the combi was fitted this then gave rise to the unequal pressure situation. This should gave been checked at the time & remedial action taken to resolve. For the council to refuse to do this is a blatant disregard for your safety as well as being in serious breach of the regulations which is illegal. You seem to know what the problem & solution is, so you need to force the council to deal with it. If someone got badly scalded you could take the council to the cleaners. If however it was you that fitted the BSM then it is a question of was it before or after the boiler was installed. I am assuming it was the council who fitted the boiler, that being so, if the BSM was already in place then they immediately put you in danger. Hope this helps.
