Damp Proofing

Damp Inside Window and on Side of Window Walls in Extension

Anonymous user 23 February 2024 - 3.10 PM

Hi Guys, Recently had a wrap around extension built last year. Every time it rains heavily we find a thin, light discolored line around all our windows internally. When you feel around the frame, its damp. Paint crumbles away the worse it gets. Its mainly around the top of the windows and side of the walls sometimes. The bays that the windows are fitted in are all recessed internally but sit flush with the wall on the outside with a small return on all sides/edges. Looks like a normal window from the outside basically but i do not understand why or how water would be getting in if any as it is obviously minimal. any ideas what this might be and how i can approach resolving the issue? Id like to add that the extension hasnt been painted on the outside if that makes a difference. Could this be a paint job? Thanks in advance,

Without looking at it sounds to me as the mastic joints around the window need re-doing it should be waterproof whether painted or not.

I agree with Up There Roofing, often windows are installed using silicone and this doesn't adhere very well or very long to friable surfaces. It is only this this flexible material that is stopping water getting in so it's worth doing it right with good quality mastic. Check for hairline cracks around the lintel area too if you are experiencing the dampness at higher level. Also check the cills of any windows above for failed sealant. This shouldn't be happening but, if it is a recent built, simply ask the builder to return and re-mastic the frames.
