Property viewing - taking tradesmen to appointment and which ones?

Hi, A property i'm interested in buying needs a little work and I would like to find out what potential there is in the property for either a loft conversion, a side extension or both. Before submitting an offer I would like to arrange another viewing and take a tradesperson with me to offer advice. My question is, which would be most appropriate... a builder, an architect/architectural technician, structural engineer, etc? Thanks

A builder would be the best bet to start with. They should be knowledgeable enough to know what is possible and what is not and be savvy enough to know the basics of planning rules and regs.
They will also be much less expensive unless you have a tame architect.
The builder should also be able to offer sensible and simple ideas as to what can be done for what money. An architect will design the amazing and not care much about the reality of the end cost.
