Do I need neighbour's permission to build extension

I live in a small mid terrace with an L shaped back yard and want to build a side return extension (2 x 3m). Most of the surrounding properties have extended but none appear to be side return. I understand I am allowed under PD. I want to rebuild what is currently a shared yard single block wall but will become the extension wall to my property. I plan a single storey as I am unsure if I would be allowed a two storey. The space I intend to extend into would extend from my existing kitchen. Where do I stand on the sunlight argument ? and will I need the neighbour's permission to build even though most properties have extended included the one to my left. Thank You

Hi,if the new extension wall is on the party wall line between the 2 properties you will need a party wall surveyor who will then draw up a party wall agreement between you and your neighbour which you will both have to sign before work on extension can proceed.
