Damp Proofing

Damp midway up chimney breast and at bottom corner

We've got a damp patch half way up our chimney breast, that starts at the edge of the internal wall with nextdoor. The plaster is just painted and the paint falls off like a powder leave a pitted looking patch on the wall. It's about 2m off the ground. The same side but bottom outer corner (going into the room rather than along the internal wall) has a damp patch also. It's been raining a bit today and the corner of the room smells like damp plaster. It's a mid terraced house, i think around 1900s. We removed an old fireplace and left it open, tiled around the inside. There was a lot of dust/bits of brick inside but we cleaned it all out. I thought that may have been causing the damp patch in the corner. We had damp proofing done in this room but we didn't do the chimney as it wasn't showing any readings and the plaster came off dry. Any advice on what it could be would be great. Thank you!

ventilation is a key element with chimney breast as they require adequate air circulation.

This could be from the roof or chimney outside as water is penetrating through gaps so I would let someone have a look and find out where the gaps are or if the chimney is letting water through the mortar or trees growing out of the chimney where water is getting in
