Hi we brought a house last yr and have refurbished it, we have just sold the property (stc) the mortgage people have been round & seen the expanding foam in loft (we didnt do it !)and are saying they may not authorise the mortgage for the people buying as a fire hazard. Having Googled galore I understand you can buy foam eater is this a good product & will it help as the roof is slate tiles so clearly delicate, we obviously don't want to re-roof just need to clear they have also said we can't cover with fire proof board. Not only did our survey not detect this but we also used a lender & they didn't either question it either ???? Thank you we get an answer tomorrow from mortgage people but I now feel confident to battle. Will update xxxxx
This becoming a common problem, I am aware several of the big mortgage lenders our now instructing surveyors to check the roof space for spray foam insulation. I would leave the insulation as it is until you know their is a problem. The lenders I think are concerned as you can’t check the condition of the timbers and condition of roofing felt.

the mortgage company are being picky will it may not be the most sensible thing to do it is a good insulator stops your roof timbers breathing can create major rot in the roof structure but never heard of it being a fire hazard. although latest research tends to agree that in certain circumstances it can become a fire hazard the only real way to get rid of it is to re roof as removing it will show up any rot in the timbers and weaknesses in the roof. good luck alex
