NO chimney but a damp reading where it used to be

Hi, We have lived in our house 14 years (1920's mid terrace) it has never had a chimney in the rear room of the house as it was taken out up to loft level before we moved in. Anyway we have never had any damp issues. We have recently agreed a sale on the house and the valuation survey advised a damp report be done. So we got a damp company round and had one done and the only place in the house with damp is on the party wall where the chimney has been removed. The recommendation is to have a damp course done in that area. I have also had a chap round to check the remainder of the chimney stack is adequately secure (it is) but he did say that when they took the chimney out they blocked the hole on it up on the top and that this was the likely cause of the damp on the ground floor wall as there is no ventilation in that wall and that a cowl be fitted to aid ventilation. He also said that the flashing around the outside of the chimney had gone either come away or wasn't there (i could see this) and that this was also contributing to the damp problem and that fixing the flashing would also help solve the problem I don't know which to get done now its two conflicting ideas on the same problem does anyone else have any ideas. thanks

it sound like it coming from the remaining chimney stack rather than rising damp, rising damp is misdiagnosed in over 75% of cases rising to 95% in older house. personally I would get the chimney stack fixed as water runs down rather than up. good luck Alex. good luck alex
