Condensate soakaway problem

Anonymous user 23/02/2024 - 3.08 PM

We had a condensate soakaway sited 1 metre from the front wall of house fitted by British Gas engineer 6 months ago. We recently had paving done and they lifted it out , throw away the soakaway and the 1 metre pipe, and piped it straight into the ground near my front brickwork wall. I got concerned, and wanted to know if I should ask to have the soakaway put back in?

Are you a tradesperson and able to answer this question?

Hi. Condensate waste is acidic and needs to be removed correctly. Poking it into the ground near your house will cause problems. Have it reinstated or look into another way of removing it. Good luck.

The soakaway for a condensing boiler needs be in place for the (slightly) acidic water as per building regs and manufacturers instructions , it also needs to be surrounded by and filled with limestone chippings and be at least 500mm from the building foundation

Your condensate is usually connected to a drain or gully rather than being allowed to soakaway. see from page 17 of this document; http://webarchive.nationalarchives.gov.uk/20151113141044/http://www.planningportal.gov.uk/uploads/br/br_pdf_ptl_condboiler.pdf Any qualified gas engineer will easily rectify this for you. good luck Chris
