Damp Area of Brickwork
Anonymous user 23/02/2024 - 3.07 PM
Hi, Brickwork on the front of my extension finished in mid December but a section of the area looks damp (the other half is dry but it was completed earlier). The builder said the brickwork is just drying out? Would this seem natural as its now around 7 weeks? Thank you for your comments.
Are you a tradesperson and able to answer this question?

The answer is in your question. "Brickwork in midle of decembre... " The materials don't have the same reaction like on spring time...
If the material get frozen during the night after brickwork, the humidity will persist.(Some materials need to dry on a certain time if not they lose their properties and that can cause side effects)
Thank you.

Sounds to me like there is either a leak in gutter..Or the dpc is missing on the second half..Brickwork drys out in a couple of days, certainly not 7 weeks!!

If the dump is at high level means the roof or gutter is leaking or the water from the roof is overflowing the gutter due to an improper installation. On the bottom check if there actually have a dpc .

It seems that the builder you have used has maybe forgotten the DPC in one half of the build. Brickwork certainly doesn’t take 7 weeks to dry out. If it did then the other half would also be damp too. Maybe you have a leak above the damp half of the build.
