Payment and Building Regs

I have a property that has just been completed by a builder who is now asking for final payment before sending documentation to the Building Regs people at the council. Is that normal or should I expect the have the building regs signed off by the council before payment?

Are you a tradesperson and able to answer this question?

I might be wrong but I would have thought you should have the documentation before final payment. He could just cop the final payment and disappear also, this is part of the job surely. What was the arrangement when you hired him?

All payments should be agreed before work starts i.e. Contract Final payment to us is never paid before all documents are provided and any snagging or problems solved it's your leverage over the builder It's all down to what you have discussed with the builder?

Check your contract with your builder first, but I agree with the above answers, all documents should be provided as well as a snagging list before final payment. You may be able to find a compromise with your builder, communication is the key. All the best.

There are 2 ways to look at this, form the Client side and that of the Builder. Documentation should be issued upon completion, as should the final payment. If you are withholding the payment, then the Builder will withhold the documentation. Its a catch 22 situation and one of you will need to compromise. I see this a lot with both parties.

Hello, I'm sure that your builder must have provided you with a schedule of works and payment plan which formed part of your contract. The payment plan should state when the final payment is due. I trust that you also agreed with the builder a nominal 5% of the contract value for the six months snagging period and that his work comes with a 10 year warranty. If you have doubts about the building work that has been provided then you should call the building inspector to provide you with an update on the work completed.
