Rewiring with possible asbestos roof / walls?

Anonymous user 09/03/2024 - 2.46 PM

Hi, I'm mid way through purchasing a mid terrace victorian house and of course the survey comes back (as usual) with 'the property is through to contain asbestos materials'. I've had someone round to get a sample of the artex (which is where I presume the worry is coming from, at least from my side) as its on the walls and ceilings. This wouldn't bother me too much in the interim as I know it can be covered over etc- but my main concern is that I believe the house will need a full rewire soon after we move in, which may mean disturbing the artex etc. I'm happy to get a quote from the removal company to come and take away the parts of the artex etc where the wires will be removed from the walls / ceiling etc. ( I dont think I could afford to bring it all down, its running through a good few rooms) My question is, if it does come back positive for asbestos, what would be the next step for me? Would I get an electrician round to map out the parts the removal guys will need to take away? And then once that is done, would you as electricians be happy to work on something like that? I'm just at a bit of a loss of where to start and if it will all be worth it cost wise in the end. Thanks for your advice.

Have a look at this advice page from the Asbestos Informaiton Centre: http://www.aic.org.uk/asbestos-in-artex/ Basically you need to determine whether it is asbestos or not and the extent of it, as it would need removing prior to any invasive work such as running chases in walls or cutting holes in ceilings for downlights.

I would wait for the results of the tests of asbestos, if it comes back ok then fine. If not, the asbestos removal company will in all likelihood remove all of it, not just parts of it where the chases are going to be etc, then you are away.
