Foundations-build over pipe (trench vs piles-minimum clearance)

I'm trying to build over a 900m diameter sewer with invert level 2.7m below ground level. The max distance that I have from edge of the sewer to the site boundary is 1.3m. This does not fall under the utility company's responsibility but rather the local council's Drainage department i.e. drainage consent (this was the old Environment Agency's job). -Does anyone know if the council (Harrow) drainage department follow Thames Water rules in terms of build over agreement or do they have their own rules? -Structural Engineers that I've spoken to have mentioned that I'd need to use augered pile foundations for this- would augered piles affect the structure of the pipe if built within 1m? i.e. is this enough clearance? -If I were to use trench/strip footing- is it feasible to go down to 2.7-3m without affecting the pipe? The max width I have is 400mm. Thanks

Hi It is very likely that your would have to follow the same build over rules of Thames Water, being a specialist in foundations I would agree with the structural engineers that augered are the best solution depending on what you are building and the loads you could also use Helical piles with a reinforced concrete beam on top. Augered piles are the best option I have used these on several occasions & are the best solution to your problem 900mm is a serious pipe & I would not risk digging below it to form trench foundations Problems you would face is probable collapse of the excavation with the risk of undermining the water pipe causing a burst Screw piles are quick clean & cheaper than 3Mtr foundations don't even consider trench foundation Hope this helps & not scared you I wish you every success
