How far can I build out on flat roof ? (semi-detached house)
Anonymous user 09/03/2024 - 2.46 PM
Hi, I am currently having plans drawn up to apply for planning permission for an extension on top of an existing single story extension. My house is a semi detached house (the house joining to us already has a two story extension) My question is how far can I build outwards on my flat roof and also how close can I build to the boundary of my property (towards my neighbors house) dimensions of the flat roof are 6 meters long by 4.5m wide. Thank you
Are you a tradesperson and able to answer this question?

I take it your using masonary, if so you will not be able to build on existing flat roof. You would either come out 4.5m and continue to build off existing masonary or if width is reduced, you need to bear steels off the 2 side walls and build off the steels incorporating a continuous tray to prevent water ingress to room below.
As for boundary lines you would have to check with local planing office as it varies according to the area and property.
Hope this helps
