hi there , because your windows are old style, security is pants,anybody wanting to break in just has to prise beading out and they are in in seconds, any buyer will no this and negotiate the asking price down, mortgage company will also refuse to lend full amount with substandard windows.

Depending on frames even older glazed units with external beads will still need to remove internal gasket so as long as in good condition you should be able to de glaze panel and replace for a new glazing unit . Really depend on who is buying and what are the expectations is it really worth changing complete Windows before a sale surly. If they are that bothered you can knock off the price you was going to pay for new ones ..

You can just replace the double glazed units into the existing frames easily. Depending on the style of the frames some externally glazed windows have a internal wedge gasket, when removed this allows the unit to be pushed back against the frame allowing the beads to be removed. Another style is a double adhesive glazing tape which bonds the unit to the frame. Once the beading has been removed a wide putty knife can be used to run around the rebate with some glass cleaner or water and fairy liquid to ease the glue a little allowing the unit to be released. no need to replace the windows at this stage.Through my experience the new owner will probably replace the frames for a more efficient and modern style anyway. the surveyor will take the age of the windows into consideration when evaluating your property upon survey.
