Efflorescence and cracking paint

I have had all interior front walls tanked and plastered in my Dad's house. There are some small areas of either cracking paint or cracking paint & efflorescence combined and I need to get this sorting in order to rent the house out. I was advised by the decorator to use Zinsser B.I.N. and this appears to have worked in some areas either at the first attempt or after two to three. However, there is an area above a skirting next to the front door that the paint just will not stop cracking off and I've tried the B.I.N. maybe 4 - 5 times on it then repainted with the Dulux emulsion. I have checked Zinsser and for efflorescence they recommend WaterTite but they do not state if this will also stop the cracking paint as well and WaterTite is not cheap. I do not mind spending the money if its the best product but want to be certain that it will stop both efflorescence and cracking/bubbling paint (incidentally we had cracking paint in our own bathroom and that decorator said she used Dulux Damp Seal and that was about 7 months ago and no problem since). Please could the expert tradespersons advise me or is there another product I should look at - I am open minded on this problem but an early reply would be welcome as Dad's house has gone on the rental market. hi, if the bin zinsser didn't work, i would deffo recommend g4 damp seal, can be purchased at brewers or any good trade paint store. thanks p hughes decorators

Slough
Ronseal Damp seal, apply allow 24 hours to dry then re-apply if required. Once sealed top coat in emulsion for desired finish
