Digging Foundations before building reg.
Anonymous user 23/02/2024 - 3.06 PM
Hi I've had planning permission granted and the Architect put in for building regs today. My question is can I start digging out the foundations before the building regs have been approved. Obviously I'm not looking to pour any concrete before it's been checked by BCO. I have a week off work before Xmas so seems like a good chance to start digging and save some time. Thanks in advance Chris Update. Thanks for the reply Gents, much appreciated.

Hello Chris,
You are ok to excuvate the foundation before building regs have been passed, as long as no further works takes place as you say untilll bco can inspect the depths etc
Just remember any works taken before hand is your responsibility & they can not be liable if the submittence wasn't to be passed. It's to cover them selves mainly.
Take care leaving open excavations & ensure barriers are in place not to allow entry by any unauthorised personnel.
I hope this helps, p.s I have dug foundation for clients while building submitence is under way.

Hmm I did this once as the customer assured me he'd payed the regs it was 2002.You must remember the regs let u know the utilies,( where the gas and electric but mainly drains and pipe work are placed!! I asked him for this he couldn't find any info!!!..I excavated down using Jcb, ground very wet...ground really wet...Water table ??..Yep..then a big echo!!..Stop I shouted ...It was the biggest fowl pipe I'd ever seen..It took 3 months for the go ahead and the customer lost 6 foot from the front of his proposed double extension, as Severn Trent stopped all work to investigate...Before the JCB had dug this nightmare area he'd already took the old extension down which was the customers kitchen!!!The customer didn't pay for the regs!!!..What a lesson he learned..So I thought I'd share my story..I'd wait..And now I always check or I refuse to start!!..but because you asked the question in Dec..I bet ur happy now Extention done and dusted..Enjoy
