Tounge and Grove. About 50sq meters

The walls are stripped of lath/plaster all timber off walls, the room is an extended kitchen,floorboards miss matched and some old worm damage(house was wormed 20 years ago, rather than sheet over,prefer to lift as I need to insulate under floor, between joists etc. Wish to use cheap pine and try and put a hard polyurethane or something over it.about 50 square meters, The room is ground floor, with two doors out to my drive which is more or less level,so easy access/exit for the boards etc. Is it worth buying a used board nailer for this area? The air gap under the floor varies, but not enough for me to get under and staple insulation on. Any advice etc, please feel free with critical advice,I don't want to make a mistake. Thanks Will Prep all exposed wood as you suggest. My first thoughts re insulation was Kingspan or similar, will do a comparison with the foil matting! I used the words cheap pine in the context of compared to hardwood re the TandG , my idea was to try and find a bombproof varnish/coating, that would buff up, and retain the floorboard look. hi one word that jumps out you have used is "Cheap" that usually goes with cheerful and in a lot of cases is not good. if your covering the boards then why not use proper flooring boards? You will over the area quicker and cheaper and then screw the flooring down. its all tongue and grooved so you really cannot go wrong. are you using kingspan or similar to insulate the floor? usually if we open up a floor we brush and hoover the timbers then apply cuprinol 5 star wood treatment. it gives a piece of mind and is not expensive to do thanks for the reply. i would look at your local merchants to see if they rent the hidden nailers as it could save you money.

Cheap pine wont last as long as good hardwood flooring, but the choice is yours. As for fitting the insulation, you dont need to crawl underneath, you can either fit battens to the sides of joists and push the insulation down onto it, or lay a strong netting, draping over and down inbetween each of the joists. Go with a solid insulation board, and make sure air vents are clear, with good air flow.
