Change material and appearance of existing porch

Anonymous user 28/02/2024 - 3.25 PM

Hi, I have a porch on the front of my house. Half stone and half glass (like conservatory finish with plastic roofing sheets) i wish to remove all the glass and replace with stone. Will be solid stone porch with stone tiles roof. The structures was built prior to 1948 so no building regs or planning needed then, Checked with solicitor when bough house. As i want to change it's appearance and improve thermal element do i need planning permission? The boundary is within 1-2 meters of a pavement. I am also not sure if foundations will be deep enough to hold more stone and heavy roof so may need to knock down and rebuild in same footprint. There is sign of damp proofing in existing stone work though.

Are you a tradesperson and able to answer this question?

Hi, this does depend on the area you live in but in 90% of cases you would be ok as the house is not listed and the porch is original. Don't go beyond the foot print or roof hight you will be ok. The foundations of showing no signes of movement will be ok especially as the stone will be tied into the house wall along with the roof. Cheers Exceeding expectations
