Dating conversion of attic bedroom

My daughter is in the process of buying a 1900 terraced house in Sheffield that was originally built for miners who worked in the area. The property hasn't been very well maintained by the landlord (previously rented) and there is no documented building regs approval for the attic bedroom. The homebuyers (mortgage lenders) surveyor made no reference to the attic and on questioning, said that he thought the attic was part of the original building. The seller, who has changed his answers to one or two queries to suit the context of the question, states that the attic was converted in the sixties long before he bought it. The estate agent has now stated that they believe it to be part of the original construction. Because of the differing statements, i.e. Original build versus constructed in the sixties, the Lender''s surveyor now wants documentation to prove one or the other but say they cannot resurvey. My question is, what kind of surveyor would be best to inspect the attic for an indication of whether or not it is part of the original build and what questions should we ask? Thanks

If the cielings are plasterboard its post 1960 if they are lath and plaster they are pre 1960 also the timbet will be rough sawn, pre 1980 and smooth post 1980. Deep floor joist may point to original build or new joists alongside existing will point to a later job. Hope that helps regards Shaun
