Correct certificate for (minor works) extension.

Moved house recently and we are looking at some electrical work (not enough sockets in some bedrooms, which we budgeted for). However, I've been reading up on certification etc. and this got me thinking about the extension built in 2013 by the old owners. The property info document from the solicitors has the question whether there has been a rewire or electrical extension since 05. The answer to this is yes and the form asks for one of the following; BS7671 certificate OR the installer's building regs compliance certificate OR the building control completion certificate. The certificate that we were supplied with was by a third party inspector and issued under Section 51 Buildings Act. Is this a building control completion certificate and does this mean that the whole extension including the electrics meet regs? This is what the solicitor suggested, but it doesn't mention electrics anywhere?! Thanks all Ed

If it was rewired the previous owners should have had an Electrical Installation Certificate BS 7671, if any extensions or add ons to existing circuits and not a new circuit installed then a minor works certificate if a rewire was carried out when it was completed should have been notified by building control who then send a compliance certificate to the owner at the time. I personally don't know what a section 51 is, but as far as the electric side of it goes it's been done ( or should have been ) like this since 2008. If before you moved you or your solicitor could and indeed should have asked for an Electrical Installation Condition Report ( EICR ) If the answer was yes to any work since 2005 and no certificates were available from the seller I think I would have insisted on an EICR before you moved in.
