Flat section of roof - water runoff

My new build has a partial flat roof. The water (with heavy rain) just drips down off the edges and down the walls of the house. Roofing contractor say they put a lip on the roof to prevent it but its still really bad. Has now caused bad wet patches on the gable end of house. Is this normal?

It sound like the drip edge is too short and does not divert the water into the guttering. To check this simply look down the line of the vertical edge of the drip, it should be I line with the gutter, if not it is too short and the roof needs extending..?.

without looking at the roof in question it is impossible to say if their is anything wrong in the way its been constructed, but the water should be running of the roof into a gutter not down the wall. your best bet mite be posting a job on the site and getting an independent report made up by a local expert. good luck Alex

If the water is dripping of the edges it may by due to blocked gutters or something on the roof compromising the correct fall of the water. It's possible to carry out s fictional test using a watering can to see how water runs off.

The drip edge needs to be extended so the run off drains straight into guttering and is diverted. There should be no run off hitting brick work. Also if the water check around flat roof isn't adequate this will lead to run off hitting brick work. The problem needs rectifying before water ingress/damp or further problems occure. or even frost burst to brick work. Any drips imbetween guttering and fascia is a good indictation the drip edge is to short. Reccommendation is to call a roofer out to check and advise free of charge Thanks. jacob

The roof should have check edges (fillet) on all sides leading to the gutter drip edge. Without seeing it sounds as if your getting damp from water being ran of by strong wind and driving rain. Ross
