Possible sources of damp on new plaster next to windows

Had a dormer replastered recently but one patch isn't drying and showing signs of damp after heavy rain. This area of wall has a chimney running behind it. Wondering what the most likely cause would be - the windows or the chimney? Any advice appreciated.

It is likely the chimney. The best course of action would be to get a damp specialist out to evaluate the situation and if further action is required I would recommend contacting the original contractor

this will be properly down to poor sealing and check the lead flashing then call back the contractor
