Cracks showing around new beam and concerning noises

Anonymous user 28/02/2024 - 3.24 PM

Hi Just had double storey extension and the builder didn't use pad stones when they where in the drawings. We challenged him why had he not put them in and he said we didn't need them. Now after 2 months we have cracks showing around the beam and ever since we moved in we have been hearing movement noises and when we have looked round after the noise there is a new crack. Now I have just spoken to the builder and he is coming round tomorrow. Before he has looked he has already said it's due to the temperature change its normal. I fully understand this, but my concern is that the cracks are no where else in the new extension only where he fitted the beam without pads. And it's above the beam and below the beam. We have found out he since having him he comes out with crap. I would like some advise before he try's and fobs me off tomorrow. What's my rights? What questions should I ask?

Are you a tradesperson and able to answer this question?

I would suggest that he uncover the steel And Acro the steel up and put the paid stones in as it will only get worse the crack and he should replace all damage free of charge as you never put still on anything else but a paid stone!!

Yes he needs to put in pad stones you never never put steel beans on to block/ brick work with out a pad stone. Has building control seen the steel work before it was fire lined ? Make him re do the steel work properly then get building control to inspect it before it is re-plastered.
