Penetrating wall damp or condensation, and where is it coming from?

I have recently moved into an upstairs Warner flat (built c.1900). These are essentially purpose built terrace flats. Since moving in (and the weather turning colder??) a brown tinted damp patch has appeared on one of our internal walls - the kitchen. It's not near any appliances such as the washing machine/boiler etc. It's bang in the middle of the wall, however there are two smaller patches adjoining where the wall meets the ceiling. At one point I could see surface moisture in places and the paint came off when touched. Whilst the surface moisture has ceased, the overall damp patch is still very much there. When going up into the loft, it seems there is a chimney breast which has white coating on it. I estimate this is in line/above where the damp is. We checked with our neighbour who has the pronounced part of the chimney breast in their back room, however there is no noticeable damp on their side. Could it also be roofing/tiling around chimney? Also discovered three water tanks in the loft although these don't look they've been active for a long time, but they are full of disgusting water which we need removing! Again, not sure if this might be a contributing factor. Now unsure who to contact to resolve - builder or plumber, damp prevention, or indeed all. Please help! Would apprecite advice as am a new homeowner. Thanks in advance...

dampness can be created from many different sources, without looking at the problem, it impossible to say exactly where your dampness is coming from, it could be from the haunching, tiles, flashing, condensation.leaking pipe. to name but a few post you job on the site and get a local expert round to check it out would go for a builder that understands older property dampness. good luck alex

Hi, The brown tinting gives it away. Impossible to tell without looking but when rainwater gets into a chimney it leaches out all of the minerals and bad stuff from the soot that was deposited over the lifetime of the fireplace that it serves, we have seen this in chimneys that have not had an open fire for 30 years. So from the limited information, I would suggest that you have water getting into the chimney and it is finding its way into your kitchen.
