Urgent: 3 beds semi @da8 - roofing felt badly torn and damaged - Advice and maintenance needed?

We're first-time buyers buying a house in DA8 and it's getting near the exchange date for us. we inspected the property one last time after having the survey (this could have been done 3-4 weeks ago but it was delayed by the property vendor/estate agent). We inspected the roof via the loft hatch and we're surprised by the state of the roofing felt of the whole room. It wasn't raining at time we're inspecting but it had musty smell. (See photos https://drive.google.com/drive/folders/0B21HyuqTlzG7RU5qS0RfaFdlSEk?usp=sharing Please could you advise whether it's going a simple repair or a major including scaffolding (our neighbour where we lives @tm had his whole roof redone few years ago) and a budget - we should ready for. Size of the house including outer walls, we buying is about 6.5metres X 7.2metres. High of roof pitch is approximately 3m I guessed. Many thanks M.

This roof at the very minimum needs to be stripped off (scaffold required to all elevations) and renewal of battens. You may be able to re-use some of the existing tiles but it is highly likely that you will need to either purchase second hand tiles (reclaim) or simply renew the whole roof ££££££ You need to budget accordingly, perhaps delay sale for independent roof inspections and costs and try to negotiate based on the works required off the cost of the sale, or pull out if not negotiable/out of original budget.

Hi the best option here would be to have somebody out to inspect properly Judging by pictures i would say full scaffold would need to be up and whole roof stripped with the new felt plus lats but possibly reuse old tiles that are still good condition This means ur house will 100% be water tight without costing you the money for new tiles.
