Fence moved over by 2 foot to accommodate their rear extension

Hi, Our neighbour moved 3/4 of our fence over from the boundary in our absence by 2 foot to allow then access down the side of their extension, the house has been rented out since, we had tried to contact the owner for over 2 years to let him know we were moving it back, but could not find him, we spoke to the letting agent who verbally agreed we could go into the garden, to move it back, the house became empty so we had a contractor in who put the fence back to its original position and he made good their side, we even went into their garden to sweep up and finish off, there were some cleaners who arrived and we asked them if they had the owners contact details but again no, now we have received a threatening letter saying we had no right moving the fence and have trespassed what should we do now any help would be gratefully accepted

dont do anything let them spend the money on chasing you, and then put in a counter claim for the expense you have incurred putting the fence back to its original place

You can trace the property owner by contacting the land registry in Nottingham where all uk properties are registered. You will need to do this via a solicitor. Then take them to the small claim court and claim the expense you have incurred by having to repair your fence. It would help matters if you have photos of the fence before they moved it and also after you have placed it back in its original position. Also your deeds will show the correct line of the boundary. Cant see that he has a leg to stand on. If his extension is so close that he needed to move your fence, did he have planning permission ? just a thought.
