Fire doors in old property - rented
Anonymous user 01/03/2024 - 2.54 PM
Hi I wonder if someone may be able to help, I have a property that is over 3 floors. The attic room is accessed by stairs from the landing, these are original stairs and don't have a door at the bottom. To rent this property (when no alterations have been made to the stairs) would fire doors need to be installed? ? It is not a HMO)
Are you a tradesperson and able to answer this question?

Hi Faith,
It all depends on the perceived 'risk(s)'. All risk assessment is subjective, so you will get different answers from different people.
The local Private Sector Housing Officer (local Council) will advise you on the risks. They use the Housing Health and Safety Rating System (HHSRS). Invite them around to comment. They are the enforcing body. It's not about the age, what is was like when built, what rules applied then etc; its all about risk today.
Lastly, if you let it to 2 separate households where one household is more than 2 people) it may very well be a HMO, in which case other legislation applies. Again the PSHO will guide you.
Hope that helps, many thanks, Jason.
