Survey back for property I'm buying - can I get some help interpretting the further work required?

Anonymous user 28/02/2024 - 3.23 PM

Hello, Survey came back for a property I am purchasing. The report says that the fuse box and circuit breakers are slightly inadequate for this property and there was no signs of recent tests. The circuit board actually only had 2 circuits on it - lights and underground heating. I'd like to know how best to move forward. Should i carry out a full EICR survey. Or should I just get a local electrician over to provide a quote? Something in between. At this stage I just want to know how much the electrics are an issue so that have something of subtance to use in price negotications for the property. Many thanks for your help.

Yes an EICR is the way to go.

Yes an EICR survey should be done and to have a figure in mind I would allow between 2500 - 5000 for a full rewire for a 3 bed house, which hope this might help you.
