Bricklaying & Repointing

Do I need external lintels above all 3 windows of my 1966 bungalow?

Anonymous user 09/03/2024 - 2.42 PM

I have a 1966 built bungalow which I knew needed external lintels when windows replaced. I believe originally had wooden load bearing window frames many years ago replaced with uPVC which are not load bearing. Above bedrooms there is an expanse of bricks as it reaches up to form apex of roof. There is clear evidence of bowing in window frames with slight drop of bricks and cracking to mortar. Above the sitting room there is just a row of header bricks then the roof. My question is does the sitting room window need external lintel too? I've had mixed reports from local window people from no lintels needed for any window to all need lintels to only the bedrooms needing lintels due to expanse of bricks above. Others say even the sitting room window needs lintel because it's a pitched roof regardless of there only being a row of header bricks. I'm now so confused! I know the bungalow has internal concrete lintels. Any help with external lintels much appreciated.

i would say that all windows that are carrying brickwork above them need lintels as would any building inspector, usually these kind of things only get worse, in your case you will need 100mm x 75mm angle iron or catnic type lintols from your nearest builders merchant. it would be a good idea to get a few quotes from local builders.

You always need lintels above windows/doors if you are carrying brick/blockwork above the openings. Lintels vary in size etc depending on weight of load carried. All damproofing should also be adhered to. Hope this helps. Robbie.
