Gas fitted fire place and back boiler removal

Hi there. I am about to carry out a full renovation on a 3 bed semi with one bathroom. It has a gas fitted fire place in the living room chimney and a back boiler in the the small bedroom. Question is, I am looking to remove the gas fire place and remove the back boiler so I can fit a combi boiler and use the new space (where the gas fire place is/was) as a feature to the living room. Is this as simple as removing the back boiler and gas fire and fitting a combi boiler for a few grand and happy days or are there lilkey to be some issues I have not thought about? I may look at putting in a second bathroom. I believe the house was built in the 50/60s Many thanks Darron

You CANNOT have a Back boiler in a bedroom as this is an open flue appliance. Under no circumstances attempt to use it!!!!!!!!!!! But you can have a more modern room sealed boiler fitted instead. STRONGLY recommend you invite a Gas Safe engineer to your property to advise!
