Wet patches on chimney breast

Hi on my chimney breast I have wet patches on the wall 3 of them and they are gating bigger some times they are wet sometimes they go more dry this changes from day to day it's a semi detached house the chimney breast is on the wall joining to next door I have had the chimney capped off and repointed slates replaced guttering checked but its not changed anything the patches are just floating on the chimney breast no wet leading to them from anywhere my house was built in 1950 any help would be greatly appreciated thanx

Hi , have you had the lead flashings checked around the chimney ? I would recommend hiring someone who specialises in lead to take a look rather than a general builder Matt

Depends on what condition the chimney is in over all,if your neighbours half is poorly this can cause damp,badly sealed ridge tile,flashing incorrectly installed,or split lead work there are so many different reasons this could be an issue even condensation internally. Best bet is get someone who understands the cause of dampness to have a look for. Good luck Alex

if the dampness is around the base of the chimney then I would be looking at your ventilation, you have hollow wooden floors? if so check all your outside vents are not obstructed and not blocked at all. and you should be 150mm under the DPC (damp course) I would also drill a hole in the wall where the damp is and see if it is actually wet inside as salts can also make it look like the wall is damp when in fact it is bone dry. ventilation is the key on all houses especially the older ones
