New build 2008, render cracked around front door

Hello we bought our new build in 2008 about 4 years ago the render around the front door started to crack and come away around the lintel of the front door where there is also leading, we have gone back to NHBC build mark, but they have said its not covered without anyone even coming out to look/ survey it. We now have water marks appearing in our hallway and don't know if it is connected? Should we be covered as a new build under NHBC? If not how do we repair it! It's pink, and we our 3 story double fronted house rendered front and back, so to re- render the whole house will be increadably expensive? Please help, thank you

HI It's sound like common problem with today rush building sites . There could be few reasons: - render has been applied directly on the lintel , without any stabilisers( primer) - render has not been reinforced around openings, and because of structural tension and natural movement cracks appears Did You find what of render has been used on Your house ? Can You add some photos ? P.S. You are right about the costs of re-rendering whole elevation , but sometimes it's only way. Occasionally You can make repairs only in damaged areas . Kind regards Seb

Hi, sounds like the render has been applied without the use of mesh cloth and maybe no base coat prior to the top coat. Meshcloth should be fitted around all stress points ie doors and windows. At Surrey Screed and Renders Ltd we mesh 100 of all elevations to prevent any cracks. We can always repair such problems.
