Woodworm Infestations - How to establish the extent

Hi, i'm looking into buying a property which has evidence of woodworm in the bathroom flooring. Its the only unknown with the property and i'm wondering how can i get a better idea of what it might mean. The flat is a tenement flat, first floor, built around the 1900's in Glasgow. Could some one provide some advice on what it could mean, in terms of the extent of the problem. -Does it normally spread to the whole floor space if its found in one area ? -How likely is it that timbers will need to be replaced? Im not too bothered about the actual floor boards, but the joist below it are a concern. -Could someone with first hand experience offer any relevant advice as it would be much appreciated. Any advice will be well received, thanks in advance.

In my experience whatever woodworm you can see will only be 10% of the extent of the problem As for the joists I would suggest to lift a few of the floorboards and have a look at them do it where the boards are really bad The joists may be cedar in which case the woodworm will not have touched them Woodworm is an indication of damp so also look for damp in the property Treatment is simple Remove all boards too badly affected and treat the rest with a good quality woodworm treatment but you will need to really soak all of the timbers which will also mean in the other adjoining property's downstairs upstairs next-door as long as you inform them of the problem before you purchase then they are aware it was not caused by you Be aware no household insurance that I could find covers either insect or fungus attack so if you inform after you purchase they may decide you are responsible and claim against you Regards Brian.
