Fire door fitting on existing frame

Anonymous user 09/03/2024 - 2.41 PM

Hi All, I am converting my house to a HMO and wanted to find out if you can fit fire doors to existing door frames with intumescent strips on hinges and door lock? Or is it that a whole new fire reg frame will need to be fitted as well? Many thanks.

Are you a tradesperson and able to answer this question?

Hi Peter Aslong as the frames are in sound condition then you will not need to replace them You will also have to make sure they will accept the thicker fire doors due to these being thicker than the standard internal door thickness as all fire doors must fit there intended frames and not protrude past the frame and fitted with fire rated closures graded for intended use and instrumiscent fire/smoke seals and instrumiscent cloth to hinges minnimum 3xfire rated hinges and cloth to latches/locks to meet HMO regulations giving either a half or full hour requirement as per building regs if your frames do not meet the required thickness these can be upgraded but sometimes its just as easy to replace the frame with a fire rated one Regards john c/o JJW Property maintenance ltd
