Estimate build costs for an extension

We've just got some plans together for an extension on our townhouse. The total m2 is 55m2 with a large kitchen extension on the ground floor, porch to the front and small 13m2 dressing room being added to the first floor. Need new heating system, Windows and doors (two sets of bi fold on the rear). We are planning on supplying the kitchen and bathrooms and getting installed at the same time by the builder. The architect is suggesting running off 1150m2 for the finished article with supply of kitchen, white goods and bathrooms separately. Is this realistic? Is it worth me sourcing carpets, internal doors, sockets etc myself or leaving it to the builder to source and fit?

Hi Gareth, your architect has worked out the the rest of the costings at £1150 m2 which is about right. I have worked with plenty of clients who have sourced all of the materials themselves, and I have just supplied them a labour only price along with a material break down list. This will save you in material costs, but will take time out of your life's sourcing the materials at the best prices but will bring the build cost down.
